The Noyes Residence Remodeled
The existing fireplace was given a new chimney and hood treatment. The dark ceiling was cut down the middle and a Clerestory added above to brighten the interior. The project included all new floors, lighting, interiors, landscape, roof, three car garage, and entry gate.
Pivot Door
This is a unique "Pivot" door added to the Noyes residence in Cardiff, Ca. The "Bird of Paradise" design is repeated in the sculpted carpet in the living room. The hardwood floors have small tile and marble inserts. The pivot hinges are by Rixon and are concealed.

The Becker Residence
Located on Grand Avenue in Del Mar, this home faces west toward a lovely view across the rail lines and roads. The partly solid railings are unique "Glass Railings" and help block the sound but allow dramatic views. An extensive 1,600 ft. basement with skylights make for a larger home where development restrictions prevent expansion.

Courtyard Marriot
This is truly a "Courtyard" concept with the Hotel planned around a central courtyard, pool and cabana. About half of the rooms face the courtyard and about half face outward. The Hotel is raised for parking underground and ramps up to the lobby.

Pacific Terrace Inn
The theme of this project is "Caribbean". The key to the plan is all the angles with every room facing the sea. The underground parking has two ramps in which wraps around the pool element. The property was selected to use for guests of Qualcomm.
